These Terms and Conditions govern your use of the Nantucket Accommodations website and all reservation services provided by Sea & Ski Hospitality, Inc. (DBA Nantucket Accommodations), a vacation rental and lodging reservation service. By using this website or making a reservation through us, you agree to these terms in full.

Our Role as Reservationist
Nantucket Accommodations acts as a reservationist on behalf of property owners and booking partners. We are not liable for any wrongful act of a property owner, guest, or any other party. Our responsibility is limited to facilitating the reservation process and ensuring the accommodation has been inspected and is ready for your arrival.
Check-In and Check-Out
Unless otherwise stated in your reservation confirmation, check-in is at 3:00 PM or later. Please do not arrive at the property before 3:00 PM -- early arrivals will not be permitted to check in or drop off luggage. Check-out is by 10:00 AM. Housekeeping arrives promptly at checkout time and requires the full window to prepare the property for incoming guests.
Cancellation and Refund Policy
All reservations are non-refundable unless the accommodation is re-rented for your rental period at the same rate. If the property is successfully re-rented at the same rate, all payments will be refunded less a 15% cancellation fee. If the accommodation cannot be re-rented, you remain responsible for the full rental amount, or the difference if the property is rented at a lesser rate. The Nantucket Accommodations booking fee is non-refundable under any circumstances. We strongly recommend purchasing travel insurance, which may cover cancellations under certain conditions.
Security Deposit and Damage Protection
Every reservation requires either a security deposit or the purchase of optional Vacation Rental Damage Protection.
Security deposits are held by Nantucket Accommodations and may be applied toward long distance telephone charges, excessive cleaning, or repair of damage caused by you or your guests. Any remaining balance will be returned within 60 days of checkout along with an itemized statement. The security deposit is not a limit on your liability for damages.
You may alternatively purchase optional Vacation Rental Damage Protection, which covers accidental damage up to $3,000. Damage must be disclosed prior to checkout. Any damage exceeding $3,000 or not covered under the plan will be charged to the credit card on file. The plan may be purchased up to and including at check-in.

Smoking
Unless otherwise stated in your reservation confirmation, smoking is strictly prohibited indoors at all properties.
Pets
Unless otherwise stated in your reservation confirmation, no pets of any kind are permitted on the premises, indoors or outdoors. Bringing a pet to a no-pet property constitutes a violation of these terms and will result in denial of check-in and forfeiture of all deposits and payments. If a pet is discovered after check-in, immediate eviction will result and all deposits and payments will be forfeited. Forfeited deposits are not covered by travel insurance or damage protection plans.
Cleaning
Each property includes a certain number of hours towards departure cleaning (property specific). Excessive cleaning beyond that will be deducted from your security deposit or charged to the credit card on file. You are required to leave the residence tidy and ready for the cleaning team. A welcome package with departure instructions will be provided at check-in.
Recycling
Recycling is mandatory on Nantucket Island. You must sort all trash and recyclables. Failure to sort trash will result in a minimum $200.00 deduction from your security deposit or charge to the credit card on file.
Property Access
You agree to allow the property owner or their authorized representatives to enter and inspect the premises, make repairs and improvements, and protect the premises if it appears to have been abandoned -- with a minimum of 24 hours notice except in case of emergency.
Subletting
You may not sublet the reserved premises or any part thereof.
Personal Property
All personal property brought onto the premises by you or your guests is at your own risk. Nantucket Accommodations and the property owner are not responsible for lost, stolen, or damaged personal belongings.
Property Destruction
If the premises are destroyed by fire or other unforeseen casualty and become unfit for habitation, the reservation will be cancelled and all deposits and payments will be refunded in full.
Lead Paint Disclosure
Under Massachusetts law, properties constructed before 1987 may contain lead paint. Property owners acknowledge obligations under M.G.L. Ch. 111 Sections 189A-199B regarding lead paint disclosure and remediation where children under 6 years of age will reside. Nantucket Accommodations does not independently verify the presence or absence of lead paint in listed properties.
Payment Processing
Reservations are processed securely through Stripe and Vacation Rent Payment, both PCI-compliant payment processors. Nantucket Accommodations staff never store your full payment card number.
Ferry and Third-Party Bookings
When booking Steamship Authority ferry tickets or other third-party services through Nantucket Accommodations, you are also subject to the terms and conditions of those service providers. We act as an agent in facilitating these bookings and are not liable for schedule changes, cancellations, or service interruptions by third-party operators.

Governing Law
These Terms and Conditions are governed by the laws of the Commonwealth of Massachusetts. Any disputes arising from your use of this website or our services will be resolved in the courts of Nantucket County, Massachusetts.
Changes to These Terms
We reserve the right to update these Terms and Conditions at any time. The date at the top of this page reflects the most recent revision.
